Demand is slowing down but supply is also very low.</p><p>The market is balancing out, especially with the rate hikes from the Canadian government. Prices are very slowly coming down but the inventory is very tight.</p><p>Interest rate increases are affecting home buyers so it&#8217;s making demand slow down. But the very low inventory is keeping prices roughly where they are.</p><p>The market is slowly moving toward a balance market and Mahogany is no exception. The houses in Mahogany are diverse so there are a lot more options for buyers.</p><p>Sellers are still in a good position due to the inventory being so low on all Mahogany and Calgary homes.</p><p>Spring usually brings more buyers to the table and more sellers come out of the woodwork. You will use less of your money and have less risk. This can be tricky on its own though.</p><p>When buying a condo or townhouse there are condo fees. HOA fees. Taxes. Insurance and miscellaneous expenses. You need to find out what the investment will net you at the end of the month. Will you profit or will you lose money? Losing money isn’t the worst thing…Touch on that later.</p><p>The math is simple. Take all your expenses like stated: HOA, taxes, condo fees, mortgage, insurance and anything else you will pay for the unit. Then find out the potential rents. You can do that on a site like rentfaster.ca or even Kijiji. Find an average rental amount for a similar type unit. Now just subtract the expenses from the rent. That will be your profits…or losses.</p><p>Now Mahogany homes can be tricky because of the large HOA fee and more expensive real estate. But even a small loss every month is okay on investments. Think of it like this. You pay into RRSPs or stocks or a savings account each month. This is similar. You pay into the home.</p><p>This won’t last forever. Now you have $6000 to retire on.</p><p>Also the value of the house went up 2-3% a year (on average). And its fully paid. What a great retirement.</p> </div>

Mahogany would be considered a more upper scale community. That means higher prices. There’s an HOA fee.</p><p>A Home Owners Association fee can be as much as $600 a year. The lowest prices as of this writing are in the $225,000 range for a very small condo. The upper is in the millions. Mahogany might not be right for you if you budget doesn’t allow it.</p><p>As mentioned in this <a href="https://mahogany-homes-for-sale.ca/mahogany-homes-for-sale-for-first-time-buyers/" target="_blank" rel="noopener">blog post</a>  you need to get pre-approved and then stick to that budget. I recommend using 80-90% of your budget and no more then that. It gives you cushion in case something goes wrong.</p><p>Mahogany homes might not fit in your budget. That’s the bad news. The good news is there are many other communities like Auburn Bay, Cranston and Okotoks that can be more affordable. They’re also great communities. Let’s take a look.</p> </div>

  758. <p>Houses for sale in Mahogany are beautiful and amazing. It’s a great community. But there are many reasons why someone wouldn’t want to live there. Let’s take a look at each of the communities surrounding Mahogany and see if one of those are a better fit.</p><p>Auburn Bay in SE Calgary is like a sister community to Mahogany. It’s just across the road and has a lake. Auburn Bay lake is one large lake while Mahogany is 3 lakes combined. Mahogany homes for sale are a bit more expensive in general. Auburn Bay has some lower basement condo suites that go for 200k or even less. It has trails and a ravine in the back. Well though out for nature and paths. Clean and easy to get to. No lake or any other main attraction but the prices in general are lower then Mahogany. Okotoks can be a VERY viable option. Its 15 minutes from Calgary. Not too bad because its all highway. Has a very nice small city feel. There’s a Costco and Walmart. Everything you need. Like Mahogany it has a lake community in it. Even though Okotoks is a town and not in Calgary. Has a Superstore, Cineplex and many shops. A great area that is just starting to grow. Because its so new you can still buy a brand new home and prices are low compared to homes for sale in Mahogany. Don’t leave money on the table.</p><p>The last part of making your home a product is making it shine. Why do most items you purchase in a store have a beautiful box and under nice lighting. This is the amount they are pretty confident you can get a loan for. Again, this is not 100% and people to get rejected once they apply but it’s rare. This is a must do step.</p><p>Without the pre-approval you are going to waste your time, get frustrated and waste all the people involved in the processes time too. Please get this done as step 2.</p><p>Call any mortgage person you like. It could be a big bank, credit union, a mortgage website or a mortgage broker. All are fine options. Choose what works for you. You want the best possible numbers for you. Some people need a certain interest rate and others need a longer amortization. We’ll touch on these topics more in another article.</p><p>Once you have the pre-approval you can be very confident that you can afford almost any Mahogany homes for sale. The bad news is there’s thing you need to know about purchasing your first Mahogany home.</p><p>First thing is a deposit. You have to have cash on hand to put down as a deposit. That means liquid money in a bank account ready to put down. It’s up to you how much you want to put down as a deposit. 2-3% is a good range for most transactions. </p><p>A certified check is the best way to give this deposit to the selling real estate agent. As long as you don’t waive all your conditions for buying a home then you can get your deposit back easily. But if you waive conditions then you could lose your deposit.</p><p>What are conditions you ask? Conditions are items on the sales contract that you need to satisfy. Like a financing condition or inspection condition. Many Mahogany homes for sale are newer but an inspection is a great idea. </p><p>You can get someone to look over the home and make sure everything is in order. A financial condition is also a great idea. Terms are like conditions but less severe. What we mean is that if the terms aren’t followed the sale still has to go through. But you notice the seller has a couple of large dogs and the carpet is dirty but in good shape. </p><p>You could put in a term that says the seller will professionally clean the carpet before you take the home.
