  48. <p>Investing in Real Estate for flips, long term holding or just for tax benefits is nothing new. I have been doing this for 30 years. We all know you can leverage with Real Estate and earn fantastic returns along with tax benefits. The difference and what I want to talk about is investing in a special niche of Real Estate which most stay away from. This niche is Probate Real Estate Investing.</p>
  49. <p>I have been Probate Investing since 1987. Let me explain the process and why it has been so lucrative but for so few. When a person passes, if they don&#8217;t have a living trust then their estate must be probated in order to pay off creditors and transfer the assets to the rightful heirs. This is a time consuming process which is very hard on the family and on average runs for 4 months plus.</p>
  50. <p>Now, the real estate in an estate is usually the biggest asset and is going to be sold to settle the estate and disburse the net dollars to the heirs according to the will of the decease. Sounds simple doesn&#8217;t it but in reality this process is the most stressful and time consuming event in most people&#8217;s lives when they are the Executor of an Estate. The responsibility the Executor has is almost unbelievable especially when this person most likely has never had to do anything like this. There are time lines and requirements they must adhere to, assets to first find, then appraise, manage and finally disburse to the heirs. There is limited help from the Estate Attorney representing the family as most tasks are handled by the Attorneys Para-legal and the Executor is usually kept in the dark. I have seen this predicament a common denominator with Executors in probate.</p>
  51. <p>There are two processes in Calif one may probate under. The old law is a dinosaur and basically handcuffs the Estate as far as the Real Estate to be sold is concerned from attracting only Wholesale buyers. The other process is the done under the Independent Administration of Estate Act which allows the Executor to treat the real estate to be sold like a regular home sale with a few exceptions. A much easier process and also enables retail buyers who have interest in the Probate Investing to bid. I could go on and on regarding this process but I think you can understand. States other than Calif will have a process equal to or less than Calif&#8217;s Probate process so once you understand Calif&#8217;s Probate process, it&#8217;s usually just a small adjustment for a different State. During the 90&#8242;s most estates where processed under the old probate process in my area and in my opinion it was to keep any liability off the attorneys for allowing a property to sell to cheap with a possible complaint later on form the heirs. There is really no other reason to go through the old court confirmation process when selling a home in probate other than this. In today&#8217;s Probate world, probably 50% are going through the I.A.E.A which is where we want to be but many are still being probated under the old process.</p>
  52. <p>For those in the know, you can purchase probate property early in the process and control the sale. I can dictate which probate process the sale will conducted under in my offer and I&#8217;m usually the only one approaching the Estate. I&#8217;m there the week the probate file is opened at court which is before most tasks have been completed. This has produced many wholesale buys for my investors and I over the years and here is the reason why I love Probate Investing.</p>
  53. <p>Executors want the probate RE off their plate. They are worried about a vacant property being vandalized, maintenance to be performed, and in many cases they have moved into the home during this process. What we bring to them is peace of mind by buying the probate real estate and taking the biggest head ache off their shoulders. Also, this is Free money and even though they are selling to me at a discount, the proceeds look mighty good to them and the heirs not to mention the biggest asset now in cash. Buying probate property with the right game plan and know how can mean $50K profits (90 days) if you know what you&#8217;re doing. Plus many don&#8217;t understand the Probate process or options so stay away. Unlike foreclosures there are no lists which tell you which properties to approach.</p>
  54. <p>I also love Probate Investing because we don&#8217;t purchase blind like many foreclosures plus the properties are usually in great shape as it&#8217;s not a distress sale. For 20 years I have enjoyed probate investing and it still amazes me today that most of my fellow agents and investors shy away. I&#8217;m not complaining&#8230;</p>
  55. <p>In my opinion Probate Investing is the best opportunity to purchase single family and 2-4 unit real estate at wholesale prices and flip. This can also be a great way to accumulate rental properties buying with a 15-25% equity position the day you close for long term investing.</p>
  56. <p>For you Real Estate agents Probate Real Estate is a great way to increase your yearly commissions just listing and selling probates and providing help to the Executor in selling. I have kept busy from an investor and agent standpoint working probates. In fact through the 90&#8242;s I worked about 10-15 hrs per week and earned more than my real estate practice paid me working 60hrs per week.</p>
  57. <p>Anyone interested in Probate Investing should research this real estate niche.</p>

  188. <p>I&#8217;m not a video expert, nor do I play one on TV. I am a nonprofit staff member who produces, edits, posts videos to further the mission of our organization. I&#8217;m an amateur, not a professional, at video. So, my approach to videos is utilitarian, a means to an end. And I&#8217;m learning.</p>
  189. <p>This piece is a product of that learning, a sort of pay it forward because others have helped me.</p>
  190. <p>Video matters. Viewers see an average of 32.2 videos in a month, and about 100 million Internet users watch online video each day. More importantly, Online Publishers Association say 80% of Internet users recall watching a video ad on a website they visited in the past 30 days. Of that 80%, 46% took some action after viewing the ad. In addition, some 64% of website visitors are more likely to buy a product on an online retail site after watching a video.</p>
  191. <p>According to research by Visible Measures, 20% of viewers click away in 10 seconds or fewer. You lose about 33% of viewers by 30 seconds, 45% by 1 minute, and almost 60% by 2 minutes.</p>
  192. <p>While these statistics reference retail and general use, it is not a stretch to say that nonprofit organizations can benefit enormously from the increased, planned, and intentional use of directed video.</p>
  193. <p>Here are a few principles for people, including a lot of nonprofit organization executives, who are new or relatively so to &#8220;doing video&#8221;:</p>
  194. <p>ï\x82§ Devise a plan on how many videos you need, what topics, what length fits the topic and fits the social media or website where you intend to post. Don&#8217;t just wing it. Think systematically about what you need and what result you hope to achieve.<br />
  195. ï\x82§ Don&#8217;t make the mistake of thinking you can just post longer videos and people will watch what they want. Not likely. They&#8217;ll either not watch until they get the message you want to make or they won&#8217;t watch at all.<br />
  196. ï\x82§ Don&#8217;t fall in love with your own voice. Brevity is beautiful. Under 2 minutes is essential. 30 seconds is better, 15 seconds better still, and if it&#8217;s like a TV advertisement, just 6 seconds.<br />
  197. ï\x82§ Video shorts can be specially produced, or you can create them from clips of your longer videos.<br />
  198. ï\x82§ Don&#8217;t worry about identifying yourself or website. There&#8217;s not enough time in the video to talk about this. You can easily add name, title, website, other contact information during editing via banners and inserts or via a 1-2 second end slide.<br />
  199. ï\x82§ If you need to do longer videos-and there&#8217;s still a place for 2-minute videos, or even 6 to 12-minute videos for certain presentations-write your text ahead of time, upload it to a teleprompter app (several are available), and use the scrolling text like a politician speaking at a campaign stop to create your new video.<br />
  200. ï\x82§ If you&#8217;re using a mobile device to video, learn where the camera is on your phone or tablet, then look at the camera during short shoots or position your scrolling text so you can look at the camera. This allows you to &#8220;look into viewers&#8217; eyes.&#8221;<br />
  201. ï\x82§ If you&#8217;re on your own, use a tripod and if possible, a remote. If no remote, no problem, start your video, step into the frame, smile a second, and go. You can edit the front end later.<br />
  202. ï\x82§ I mention smiling. If you&#8217;re a natural, good for you, but when I&#8217;m thinking or stressed, like doing a video, I can be unintentionally intense. So, I learned to smile big, even if at first it felt fake, at the beginning. My challenge now is to remember to keep smiling. Makes a difference in your video, as long as the topic fits the smile.<br />
  203. ï\x82§ Be creative: indoors, outdoors, with one of your kids or pets, formal or informal, depends upon the subject and the audience.<br />
  204. ï\x82§ Brief videos are about one topic or thought. Don&#8217;t try to say everything there is to say about your product or service. You can do more videos later. Get in, say something pithy or poignant or pungent, and get out.<br />
  205. ï\x82§ Remember lighting. You can look like an amateur or a pro quicker with bad or good lighting, respectively, than about anything else you do. Most critical, you need good front lighting, then if possible, adequate side-lighting, and most challenging of all unless you are in a studio, some overhead lighting.<br />
  206. ï\x82§ If you want top notch marketing videos then hire a top notch professional and pay the person&#8217;s freight. Nothing wrong with this. But when we&#8217;re living online these days, especially among the younger set, what we&#8217;re interested in is &#8220;authenticity&#8221; and &#8220;timeliness.&#8221; In other words, don&#8217;t be afraid to do a walking video, an in-the-street video, onsite at your service location with a bit of natural noise in the background. Be real. Be authentic. Communicate reality as you see it, which may actually be the opposite of &#8220;slick&#8221; marketing promos.<br />
  207. ï\x82§ Don&#8217;t be afraid, in fact plan, to do several takes, or at least as many as needed to get the tone and message you want. Check your video after each take. Watch, look for forgotten things like that bit of clutter in the background or poor lighting or no smile, or your collar is lop-sided&#8230; etc. You don&#8217;t get great videos by accident. Work the process.<br />
  208. ï\x82§ You don&#8217;t need to spend a lot of money or necessarily hire professionals to do basic editing. It is utterly amazing, with a little learning curve and practice, how much you can do on mobile devices or in apps like iMovie.<br />
  209. ï\x82§ Video is now big on Twitter where people tend to &#8220;discover&#8221; video rather than &#8220;search&#8221; for it.</p>
  210. <p>Spend some time on your preferred social media platforms. Research others, particularly competitors. Don&#8217;t plagiarize but learn from them. What works and why? Taking time to do research is time well spent. It&#8217;s like Abraham Lincoln saying, &#8220;Give me six hours to chop down a tree and I will spend the first four sharpening my ax.&#8221;</p>
  211. <p>Video is here to stay. The more you learn to use it the more effective you will become communicating your message.</p>

Some combine different kinds of insurance and others will allow you to change from one type of insurance to another. Some may offer some other benefits while you are still living, called &#8220;living benefits&#8221;.There are TWO basic types of life insurance&#8230; &#8220;Term&#8221; and &#8220;Cash Value&#8221;Term insurance has lower premiums (what you pay) in the early years of owning the policy, however DOES NOT build any cash values that you can use as a financial resource in the future while you are still living. None. The benefit of term insurance is the lower premiums.You can however, COMBINE term insurance and cash value insurance for the period of time that your family would have the greatest need to replace your income. An example of this would be to help your family raise the children, should you die before they are old enough to be self-sufficient.Term insurance simply provides coverage for a term of one or more years. It provides a death benefit only during the specified term and pays nothing once the policy expires or if premiums are not paid.Term insurance typically offers the most bang for the buck&#8230; the most coverage for the smallest amount of premium.You can renew most term policies without providing what is called &#8220;evidence of insurability&#8221;. This means, that if you get deathly ill at the 9 year mark of a 10 year term policy, you can simply renew the policy by continuing to pay premiums and you won&#8217;t have to prove that your health is in good standing as you did when you first took out the policy.Keep in mind, that each time you do renew the policy your premiums will go up. Be sure to ask your agent or insurance company exactly how much the premiums will go up when you renew the policy. Check to see if you&#8217;ll lose the right to renew the policy at a specific age. For a higher premium, some insurers will allow you the right to have the policy in force for a period that is guaranteed to be the same each year. You would of course have to provide evidence of insurability at renewal time, under that type of policy.During a conversion period, you may be able to trade a term for a whole life policy, or if you have a &#8220;convertible&#8221; provision in your policy, you may be able to convert your temporary insurance to permanent at any time.Cash Value Life Insurance is a kind of life insurance where the amount of premium you pay is higher in the beginning for the same death benefit (face amount or face value) of a term policy. The part of the premium that you pay isn&#8217;t used for the actual cost of the insurance, but rather is invested by the insurance company. This invested amount builds cash value that can by used by you while you are still living in a variety of ways.You can take out a loan against the cash value. If you don&#8217;t pay it back, the amount borrowed against the policy will be deducted from the face value of the policy upon death. You can also use the cash value to keep some insurance protection in force for a limited period or to purchase a reduced face amount without having to pay any more in premiums (paid up).Cash Value Insurance is known as whole life, universal life or variable life and each of these different types of cash value policies have differences.Whole Life Insurance provides protection for as long as you live (your whole life) so long as your premiums are paid. The premiums are generally guaranteed and never change. Some whole life policies are paid up in a specific period of years. This is commonly known as &#8220;20 pay life&#8221; or &#8220;10 pay life&#8221;. These policies are generally for children as the premiums for this type of policy can be very expensive in later years.Universal Life Insurance is a flexible policy that allows you to vary your premium payments. The face amount of the policy can be adjusted by the policy owner. Increases in face amount will generally require a health checkup to make sure you&#8217;re not getting the additional coverage due to health concerns. A part of your monthly premium covers the cost of the insurance (insurance portion is always Annual Renewable Term) and the other part of the premium goes into a separate cash account. This separate account is used for investments by the insurance company and pays interest to you. Or, if the separate account doesn&#8217;t earn money from investments, you can lose money. If this amount continues to drop and becomes negative, you will lose your coverage.Variable Life Insurance is a type of policy where the death benefits (face value) and cash values are dependent upon the performance of investments made by the insurer in one or more separate accounts. These may be mutual fund investments, real estate accounts, bond accounts and others. Be sure to carefully study the prospectus offered with this type of policy. With variable life, you may have to pay a higher premium for a guaranteed death benefit. </p>
