Your BudgetFirst and foremost on my list of factors to consider when purchasing a video editing package &#8211; your budget. If you&#8217;re a beginner, I recommend you go for cheaper software like Roxio VideoWave or Pinnacle Studio Plus. I know many people swear by the powerful editing suites like Adobe Premiere Pro, but for the average user, it is complete overkill. The cheaper packages save you money and will fulfill most of your video editing needs. You can always upgrade to better software when you&#8217;re more experienced.2.   101. <content:encoded><![CDATA[<p> From the onset, let me admit that e-mini trading requires a broad and varied skill set; therefore, identifying a single attribute that is the prime contributor for success in trading paints a wide swath. Having watched a large sample of traders my trading career, I think there is a single variable that plays a major role in determining the new e-mini traders level of success: Emotions.Let me assure you that this will not be another in a long list of articles that tells you that you have to learn to trade without emotion. As human beings, we are prone to be emotional in stressful situations, or at the very least, we have emotional thinking and impulses that may or may not play a role in our trade decision process. But trade without emotions?It is my belief that emotions are a natural part of our thinking and blocking out emotions and impulses is a ridiculous suggestion, at best.On the other hand, we don&#8217;t want to make decisions on emotional impulses; yet we still have to make trading decisions (even with these troublesome emotional thoughts bouncing about our cranium.)Some situations that create potentially dangerous emotional trading related trading issues, such as:- You, as an e-mini trader, are having a period of successive losing trades. You would like to get your account back to breakeven for the day.- You are having a day where the trades you have chosen have been particularly successful, and you become convinced you are on a &#8221; hot streak.&#8221; You may be tempted to trade more contracts or increase your normal risk level based on your &#8220;hot streak.&#8221;- The market is trading in a very narrow range and none of your normal set-ups are prevalent. Instead of sitting on your hands, you consider trying to &#8220;manufacture&#8221; a trade with the existing substandard price action.- You start your trading day after a heated argument with your wife. The argument left you feeling angry and resentful. You are agitated and getting ready for a day of trading in what is shaping up to be a volatile trading day.These are just four possible dangerous situations that have nothing to do with how well you can execute a trade; how competent you may be at recognizing profitable set-ups. No, your technical skill set will not be challenged during potentially difficult emotional or psychological times.Where does that leave us in the emotions vs. competent trading dilemma?There is one particular book I would recommend, &#8220;Trading in the Zone,&#8221; by Mark Douglas. For me, emotions and trading were a real problem. Like most traders, I am competitive and don&#8217;t like losing. Let me make one important point: When you are having a tough day trading, the Hail Mary pass is a bad idea. In other words, don&#8217;t alter the way you trade in order to get back to a reasonable loss/gain total for the day. You cannot attempt a Hail Mary pass in the trading world, as low probability trades (when you are already losing money for the day) can turn a bad day into a disastrous day.For me, I never could learn to trade without emotions, and I seriously doubt many traders can block out their emotions when trading. It&#8217;s exciting. Or depressing&#8230;For me the problem was one of how to handle the emotions I experienced, not block them out and try to trade like a robot. I had to learn that when I was frustrated, or angry, or aggravated, or euphoric those emotions could have no bearing on my trading decisions. It&#8217;s okay to have emotions (I don&#8217;t think you have a choice), but acting on those emotions, or not acting on those emotions, is the skill I had to overcome. I think one of the toughest aspects of this particular skill is admitting that emotions have played a role in your trading decision making process. Of course, once you have made this realization you must come up with an action plan to correct your problem. Some possible solutions may be:- Work on a trading simulator and identifying specific situations when emotions have been a detriment. For example, start the day -$1000 and execute your normal trading plan without becoming obsessed with getting back to even.- Any trade you are considering taking on an impulse, or a &#8220;gut-feeling,&#8221; should be a no-go. Unless you can justify yourself with sound, non-emotional rationale; the trade should be a no go.- Ultimately, this emotions/trading dilemma has to do with executing your trading plan and methodology regardless of what happened on the previous trade, what happened yesterday, what is being reported on the news, the economy. It is just you, your chart, and your skill set.I am quick to point out that a great deal has been written about this topic, though most e-mini traders I associate with are loathe to discuss their emotions. Is it a man thing? A pride problem? An ego issue? For whatever reason, emotions have always been and will continue to be a problem when trading. Are they an issue in your trading? Do you take trades on a whim?Gut feeling decisions, impulsive decisions, common sense, revenge trades, and a slew of other emotion-related e-mini trading issues are your enemy, and in my experience some individuals have a difficult time with structured trading. In all the above cases, it is normal to have those feelings, but to take a trade you have to the criteria for your trading system in place and agreeing on a potential trade.In summary, we have talked about the potential pitfalls and the realization that emotional issues can have a profound effect on your trading results. Stick to your plan, and anytime you are sure you know what the market is going to do, shut the computer off, your emotions have taken control. </p>

It is split into various sub-sections that vary from provider to provider, but the splitting of property into these sub-sections enables you to benefit from lower premium rates on the lower risk items to be covered. Typically, a Material Damage Section will be divided as follows:</p>

  124. <p>Marine Installations (pontoons, slipways, wet/dry docks etc)</p>
  125. <p>Computers and Associated Equipment (at the business&#8217; premises)</p>
  126. <p>Machinery and Equipment (at the business&#8217; premises)</p>
  127. <p>General Stock (at the business&#8217; premises)</p>
  128. <p>Valuable &#038; Attractive Stock (at the business&#8217; premises)</p>
  129. <p>All Other Contents (at the business&#8217; premises)</p>
  130. <p>Glass: Some insurers will include Glass within the cover for Buildings. However, most Marine Trade insurers will not cover Glass unless specifically requested and will also levy an additional premium. Cover will be provided for external and internal glass with additional extensions available for items such as glass signage and sanitary ware.</p>
  131. <p>All Risks Cover: Must be obtained for businesses wishing to insure items they remove from the business&#8217; premises such as:</p>
  132. <p>Tools &#038; Machinery</p>
  133. <p>Laptop Computers, Mobile &#8216;Phones etc</p>
  134. <p>Trailers (thease can also be covered under the Marine Section)</p>
  135. <p>Frozen Food: Covers loss or damage to fuel resulting from change in temperature in fridges or freezers resulting from breakdown or interruption to power supply.</p>
  136. <p>Goods in Transit: Protects against loss of goods whilst in transit or whilst temporarily stored in the course of transit. Business owners need to beware of the variation in scope of cover from policy to policy and of the plethora of exclusions that each insurer applies to cover.</p>
  137. <p>The premium for Goods in Transit insurance is based on a combination of the total sum insured per vehicle, the number of vehicles used and the estimated total annual carryings of the business.</p>
  138. <p>This Section can also be extended to insure postal sendings and carriage by third parties.</p>
  139. <p>Goods in Transit cover for vessels is excluded on many policies unless specifically mentioned. However, it is possible to include insurance for vessels whilst in transit by endorsing the Marine Section of the policy. Organising a policy in this way can save a business money if vessels are the only items to be insured whilst in transit.</p>
  140. <p>Exhibitions: Covers exhibits, stands and other materials at exhibitions.</p>
  141. <p>Whilst insurers include this Section within their policies, a business could reduce costs by having the Marine Section of their policy endorsed to cover vessels at exhibitions rather than pay their insurers an additional premium for the same benefit.</p>
  142. <p>Business Interruption: Covers the loss of Gross Profit and/or the Additional Cost of Working in the event of the trading activities of a business being interrupted by an insured peril, such as fire or flood. Extensions can be purchased to cover losses arising from perils such as:</p>
  143. <p>Breach of Canal</p>
  144. <p>Damage in the vicinity of Premises or to Contract or Exhibition Sites</p>
  145. <p>Denial of Access to the vicinity of Premises</p>
  146. <p>Damage to Moulds, Patterns, Jigs, Dies, Tools, Plans, Designs, etc</p>
  147. <p>Loss or Damage to Property stored in locations other than own premises</p>
  148. <p>Loss or Damage to Property in Transit</p>
  149. <p>Damage to Premises of Suppliers or Customers</p>
  150. <p>Loss of Utilities</p>
  151. <p>Disease &#038; Illness</p>
  152. <p>Just as it is essential to insure property on the correct basis to avoid insurers applying &#8220;Average&#8221; in the event of a claim, it is vital to ensure the correct level of Gross Profit is used to determine Business Interruption cover.</p>
  153. <p>The definition of Gross Profit in insurance terminology differs from that of accountancy. A business should always check with its provider as to the exact terms of their Business Interruption policy but the procedure below provides a general system that should fit most insurers&#8217; methodology:</p>
  154. <p>Obtain the income statement for the last full operating month and locate the net profit amount.Employers Liability Tracing Office</p>
  155. <p>Review each individual expense line item on the income statement to identify costs of operation that are not directly related to production, also referred to as &#8220;standing charges.&#8221; For example, office rent is due whether the business is in operation or not, and the price does not fluctuate based on production, whereas some worker salaries (such as casual, seasonal labour) would cease when trading is interrupted.Employers Liability Tracing Office</p>
  156. <p>Add each standing expense identified in Step 2 to the net profit obtained in Step 1 to obtain gross profit, or the company&#8217;s loss from lack of operations.</p>
  157. <p>Money: Provides insurance for cash, cheques etc whilst on premises, in transit or in bank night safes. Some policies will also provide extensions for money in directors&#8217; homes and at exhibition or contract sites. Policies will usually provide a Personal Accident extension that offers nominal sums in the event of Death or Disability arising from assault during attempted robbery or theft.</p>
  158. <p>Defective Title of Vessels: Reimburses the purchase price of a vessel bought or sold by a business in the event of the true owner of the vessel reclaiming it (or its value). It will also provide indemnity where a business has a valid claim brought against it as a result of being unable to provide good title for the vessel.</p>
  159. <p>Employers Liability: It is a statutory requirement for all businesses to carry Employers Liability Insurance where they employ people be it on a paid or voluntary basis. It indemnifies the business in respect of its liabilities arising from death, injury or illness to its employees</p>
  160. <p>Premium is based on the total annual wages of the business. Each occupation within a business&#8217; workforce will attract its own premium rating based on the perceived hazards associated with that particular occupation. A rigger, for example, will attract a higher premium rating than an employee engaged in light yard work.</p>
  161. <p>You should ensure you accurately declare your annual wageroll to insurers. Deliberately under-declaring could be construed as failing to disclose a material fact and may result in a claim being repudiated.</p>
  162. <p>Labour only sub-contractors should be treated as Employees as far as insurance is concerned. Generally they work under the direction of the Insured and do not provide their own materials or tools (with the exception of small hand tools). Cover would therefore be arranged for such individuals by the hiring business under the Employers Liability Section of their policy.</p>
  163. <p>There is a requirement that businesses must confirm their Employers Reference Number (ERN) or as it is commonly known Employers PAYE Reference to the insurer covering the Employers Liability which is recorded centrally with the Employers Liability Tracing Office (ELTO). This is to ensure that the correct insurer can be identified where claims are submitted by an individual, which can be years after their employment has ceased. It is not unusual, for example, for certain diseases or conditions such as respiratory disease, industrial deafness or repetitive strain injury to take many years to manifest.</p>
  164. <p>The ERN is the unique reference which attaches to a business and does not change which means that it will identify the correct employer and then the insurer for any given time period from 2011 onwards.</p>
  165. <p>Public Liability: Indemnifies your legal liabilities to third parties arising from your business activities that result in death or injury to any person or loss of or damage to property. The insurance only attaches to those activities disclosed to your insurer and noted on your schedule so it is essential that a full description of all your business activities is provided.</p>
  166. <p>Premium is based on the estimated annual turnover of the business. Each activity will attract its own premium rating based on the perceived hazards associated with that particular activity. Paint Spraying, for example, will attract a higher premium rating than Chandlery Sales.</p>
  167. <p>You should ensure you accurately declare your annual turnover. Deliberately under-declaring could be construed as failing to disclose a material fact and may result in a claim being repudiated.</p>
  168. <p>Exclusions and Extensions to Public Liability Insurance vary from insurer to insurer. For example, some policies will automatically provide Yachtyard Liability Insurance as a standard extension to their Public Liability cover. Others will charge an additional premium for Yachtyard Liability.</p>
  169. <p>Liability in respect of hiring-in of cranes is normally excluded on most Marine Trade policies unless specifically requested. The additional premium for this cover is based on your estimated annual hiring-in costs. Standard cover is usually £100,000 which may not be adequate to replace the crane you hire. Find out what your exposures are and get your cover topped-up if necessary.</p>
  170. <p>Yachtyard Liability: Protects your liabilities in respect of moving vessels on water for reasons such as testing, demonstration and deliveries. Like most policy sections, scope of cover will vary from insurer to insurer. For example, policies will restrict your permitted range, but distance you are permitted will vary greatly.</p>
  171. <p>Not all insurers provide this cover under the &#8220;Yachtyard Liability&#8221; heading. Some insurers will provide &#8220;General Liability&#8221; that will automatically encompass the Yachtyard Liability element of other policies.</p>
  172. <p>Products Liability: Insures your legal liabilities in respect of the products you manufacture and/or supply.</p>
  173. <p>Whether you are manufacturing or distributing (wholesale or retail), you need to make sure the products you supply are safe. Failing to meet your responsibilities can have serious consequences. You could face legal action with possible fines or even imprisonment. You could also be sued by anyone who has been injured or has suffered damage to personal property as a result of using your product.</p>
  174. <p>Products Efficacy Insurance: Designed to cover the failure of an item to perform its intended function Efficacy Insurance is often excluded from the Public &#038; Products Liability Sections of Marine Trade policies. If your business is involved in the manufacture, supply or installation of performance critical products you need to check with your insurance provider to ensure you and your business have the right scope of Liability Insurance.</p>
  175. <p>Marine Risks: Non-Marine Commercial policies have virtually no insurance provision for vessels. They are specifically excluded, with the odd exception such as rowing boats. The Marine Section of a specialist Trader&#8217;s policy is divide into 3 distinct parts:</p>
  176. <p>1. Vessels: This part of the Marine Section will cover all vessels not undergoing construction and includes Stock Vessels, Work Boats, your Private Craft and Charter Vessels. It can also be extended to cover other types of Marine Stock such as engines and parts.</p>
  177. <p>Sums Insured for vessels are usually determined on an &#8220;Agreed Value&#8221; basis. This can be the price you paid for the vessel plus the cost of any improvements, or it can be a depreciated or written-down value.</p>
  178. <p>The cruising range of your vessels will be clearly defined in this Section of your policy. You should check to ensure that you and your hirers are actually insured to sail or cruise to your intended destinations. For example, an insurer may assume that, if you are based on the Thames, you are only on the non-tidal stretch and will endorse your policy for&#8221;Inland Waterways&#8221; use only.</p>
  179. <p>The are several extensions that can be purchased for this part of your policy such as:</p>
  180. <p>Social use of vessels by Directors, Employees, Family Members.</p>
  181. <p>Racing Risks (Sails, Masts, Spars &#038; Rigging).</p>
  182. <p>Water Skiing, Towing of Toys.</p>
  183. <p>Angling and/or Diving Parties.</p>
  184. <p>Personal Possessions</p>
  185. <p>Exclusions in respect of vessels will vary from policy to policy. You should ask your provider to go over any exclusions with you in detail in case you require a special endorsement or extension.</p>
  186. <p>2. Builders Risks: Whilst scope and definitions may differ from one insurer to another, Builders Risks insurance will usually cover your vessel at the yard or dock where it is being constructed, including the yard or premises of a subcontractor. It may also cover the vessel whilst in transit between your yard and your subcontractor&#8217;s yard. Extensions can also be obtained to cover:</p>
  187. <p>Movement of the vessel on water around the dock where it is being built.</p>
  188. <p>Sea Trials</p>
  189. <p>Delivery voyages under own power</p>
  190. <p>If the vessel in build is being towed on the water a special extension is usually required to insure this activity.</p>
  191. <p>The premium for this Section is based on a combination of the maximum completion value of an in-build vessel and the maximum value of vessels in-build at any one time.</p>
  192. <p>3. Marine Third Party Liability: This insurance is an extension of the Vessels Section and covers your legal liabilities in respect of your interest in or use of your vessels by your skipper and crew. The usual limit of indemnity provided is £3,000,000 but higher levels of cover can be purchased where required.<br />
  193. Policy Conditions, Exclusions and WarrantiesAs detailed above, policy conditions and exclusions will vary from insurer to insurer. Even if you are purchasing your policy by telephone you should always ask your provider to go through them with you in addition to any warranties that will have been imposed. There are significant differences between each of these:</p>
  194. <p>Conditions: Policy conditions basically set out a code of conduct you&#8217;re your business and also outline duties and obligations required for cover to be in effect. If policy conditions are not met, the insurer can deny a claim specific to that condition.</p>
  195. <p>Eg. A theft from a business premises is discovered and not reported to the insurer for a month. If there is a policy condition that all losses must be reported within 7 days, the insurer could refuse to pay the claim.</p>
  196. <p>Exclusions: An exclusion actually removes cover from the insurance policy.</p>
  197. <p>Eg. Boats are excluded from the Goods in Transit Section of a Marine Trades Policy unless an endorsement is put into effect.</p>
  198. <p>Warranties: A policy warranty is an instruction by the insurer that must be carried out by the insured. For example, the business may be warranted to work on vessels worth no more than £500,000. In such a case, if the business worked on a more valuable vessel then it would be in breach of warranty.</p>
  199. <p>The breach of a warranty by a business would enable an insurer to void the whole policy. In the above example, if the business owner suffered a theft of outboard engines, the insurer could void the policy on the grounds that the business had breached a warranty &#8211; even though that warranty was totally unrelated to the theft.</p>
  200. <p>As you can see, warranties can potentially have a huge impact on your business. You should ensure your insurance provider goes through each warranty with you and explains what it means. Insurers can impose a warranty for just about anything &#8211; some common examples are below (the list is by no means comprehensive):</p>
  201. <p>Compliance with Flammable Liquids &#038; LPG Regulations.</p>
  202. <p>No paint or GRP Spraying.</p>
  203. <p>Automatic fire alarms to be tested weekly.</p>
  204. <p>Fire extinguishers to be professionally inspected annually.</p>
  205. <p>Fireproof doors to remain closed during working hours.</p>
  206. <p>All stock to be kept at least 15cm off floor</p>
  207. <p>Waste &#038; dirty cloths to be kept in metal bins.</p>
  208. <p>Waste bins to be kept outside premises out of working hours.</p>
  209. <p>Intruder alarm to be set whenever premises is unoccupied.</p>
  210. <p>Electrical circuits to be inspected within 30 days of policy inception.</p>
  211. <p>Cash registers to be left empty &#038; open when premises closed.</p>
  212. <p>Vehicles to be fitted with immobilisers and alarms.</p>
  213. <p>Premises to be inspected daily.</p>
  214. <p>No artificial heating to be used on premises.</p>
  215. <p>Machinery only to be running when premises is occupied.</p>
  216. <p>No flammable liquids to be kept on premises.</p>
  217. <p>Moorings to be lifted &#038; inspected at least annually.</p>
  218. <p>Terms of trade to incorporate BMF Terms of Business.</p>
  219. <p>No work carried out on commercial vessels</p>
  220. <p>Trailers to be secured with a wheelclamp whilst unattended.</p>
  221. <p>Vessel not be let out for hire or reward.</p>
  222. <p>Vessel will not tow or be towed</p>
  223. <p>British Marine Federation (BMF) Terms of Business</p>
  224. <p>Most Marine Trade policies warrant that you operate under BMF Terms of Business. You do not have to be a member of the BMF to use their terms. The essential point from an insurance aspect is that you ensure all your customers insure their own boats. This is a crucial factor that defines the mechanics of how your Public Liability insurance works and how it differs from non-Marine commercial insurance policies.</p>
  225. <p>If you have a customer&#8217;s boat, outboard etc in your custody or control and it is lost or damaged due to your negligence, your legal liabilities in respect of the property are covered under the Public Liability Section of your Marine Trade policy.</p>
  226. <p>This cover would not be provided on a non-Marine policy as legal liability in respect of goods in custody or control is specifically excluded. To insure these items you would have to procure specific insurance which, as leisurecraft and associated equipment are very expensive, would be financially prohibitive for a business to purchase.<br />
  227. Other Insurances for your Marine Trades Insurance ProgrammeDirectors &#038; Officers Liability Insurance (Management Protection)Modern legislation now means company directors can now be sued as individuals in respect of their decisions and actions as directors or managers of businesses. The duties of company directors are established in law and include the following areas of responsibility:</p>
  228. <p>Duty of Care: Directors are required to act with &#8216;the care an ordinary man would take in the same circumstances on his own behalf&#8217; and with the skill expected from someone with his &#8216;particular knowledge and experience&#8217;. Where duties are delegated the Director is responsible for ensuring that the person to whom the duties are delegated is sufficiently experienced, reliable and honest.</p>
  229. <p>Fiduciary Duty: Directors must act honestly, in good faith and in the best interest of the company and must ensure they do not have any conflict of interest.</p>
  230. <p>Statutory Duty: Company directors are legally bound by legislation such as the Companies Act 1985, Insolvency Act 1986, Financial Services Act 1986, Environmental Protection Act 1990, Health and Safety at Work Act 1974.<br />
  231. How Can Claims Arise?Whilst public bodies such as the Health &#038; Safety Executive can prosecute directors if they are perceived to have failed to comply with their statutory duties, claims could also arise from numerous third parties such as employees, creditors, customers or suppliers.With the number of employees injured at work increasing by over 100,000 in 2010 and lawyers able to act on a &#8220;No-Win, No-Fee&#8221; basis, directors appear to be more exposed than ever.What Are The Financial Implications of a Claim? I&#8217;d also missed out on an opportunity to train as a Microsoft certified programmer because I was unable to find a placement. The dream of making my way into the world of employment had turned into an absolute nightmare, at times I felt like a total failure.</p>
  305. <p>Towards the end of 1999 an opportunity arose for me to work in a casino. I’d always loved card games after seeing the glitz and glamour of casinos in James Bond movies. Dissatisfied with life in Northern Ireland, at the age of just 20, I packed a couple of suitcases and ended up going to the Isle of Man to train as a croupier (casino dealer) in January 2000. 18 months later I was working on my first cruise ship, and 18 months after that I was boarding the QE2 (the most famous ship of them all) to do a world cruise.</p>
  306. <p>For a young man from a housing estate in Antrim, Northern Ireland this was beyond even my wildest dreams. On a ferry from Belfast to Liverpool in 1997, I’d once seen a pontoon table and croupier and dreamt what it may be to work as a casino dealer on the high seas.</p>
  307. <p>Everything aboard the QE2 was as you would expect, starting with Captain Ron Warwick, who looked exactly what the captain of the QE2 should look like (Google the name if you don&#8217;t believe me). Passenger facing crew were immaculate in their appearance. I could probably have shaved with the crease on my pressed tuxedo shirts, and on a number of occassions when I had been sunburnt in port, I could feel the creases cutting into my tender skin as I dealt the cards that evening in the casino.</p>
  308. <p>The great thing for croupiers on cruise ships is that they only work when the ship is in international waters, in port, the casino must close, and casino staff are free to do pretty much whatever they want. Casino staff have a cabin steward who cleans their cabin and takes away their dirty laundry and brings it back fresh each day. We did a 103 day world cruise which included stops in places like Hong Kong, Sydney, Cape Town, Hawaii, Mauritius, Nagasaki, Tahiti and Singapore to name a few. I managed to do some amazing excursions like diving in the great barrier reef, quad biking in the Namibian desert, and dining in all sorts of fine restaurants, trying delicacies like Springbok, Kangaroo, Crocodile and Kobe beef. We made stops in 5 continents, crossed the equator and even experienced living a Tuesday in consequetive days when we crossed the world timeline. Imagine that, you go to bed on Tuesday night, wake up the following morning and its Tuesday again, but this was far from groundhog day.</p>
  309. <p>The role in the casino was not about taking passengers&#8217; money like in a land-based casino, it was about providing them with fun and entertainment. The passengers were friendly and pleasant, many of them being extremely successful people (I understand the lowest cabin cost for a world cruise on the QE2 was about $50,000 in 2003). A lot of the passengers had never played in a casino and were fascinated to learn and experience the one onboard. Just getting to know some of these people was an experience in itself, and a large part of the role in the casino was simply to entertain them whilst they were in the casino.</p>
  310. <p>There were also celebrity passengers. We would finish work and go to the crew/members bar where we would have guest entertainers like the late Des O&#8217;Connor and the magician, the late Paul Daniels down to have a drink. God bless them both.</p>
  311. <p>Was my job the best job in the world? Maybe not for everyone, but it was beyond even my wildest dreams and the 6 month experience, as well as the amazing people I met will be something I treasure forever. I was very lucky to have lived this experience and will always be incredibly grateful for it.</p>

Well.. in order to limit this there are some things you as a Realtor can look for while showing the home to your client that are definitely red flags, and at least could be brought up so the client isn&#8217;t surprised by a bad report. As a home Inspector and owner of SafeHome Home Inspections (www.safetulsa.com) the easiest thing to look at for somebody who is not trained is a bad electric panel.</p>
  341. <p>A &#8220;Bad&#8221; electric panel in the eyes of any home inspector means &#8220;unsafe&#8221; or less safe than other panels. It has been determined by studies, lawsuits, etc that these panels are not desirable.</p>
  342. <p>Here is a list of bad panels that are very common in the Tulsa area. These panels are likely present in your local market as well, and every or nearly every home inspector will call them out in the report as in need of further evaluation for replacement: Zinsco, FPE (Federal Pacific Electric) Stab-lok, Challenger. These are the most common &#8220;bad&#8221; panels that I run into here in Tulsa.</p>
  343. <p>You don&#8217;t need to do very much work to identify these panels, oftentimes they are labeled somewhere in plain sight. A word of caution though, the access door is fairly easy to open most of the time but you should never open the deadpan front cover, It&#8217;s dangerous and would require tools anyway and you might as well leave something for the inspector to do .</p>

If so, that&#8217;s a major win for the customer and a great value to your client.</p>
