It's also a great time to fertilize warm-season grasses, such as Bermuda grass, St. Augustine grass, and zoysia grass. Fall fertilizing helps keep lawns vigorous and healthy where growing seasons are long and reduces the length of a dormant period during which the lawn is an unattractive brown. We recommend two applications—the first soon after Labor Day, the second around the last time you mow for the year. Choose the right fertilizer: Nitrogen is the nutrient lawns need most, and most lawn fertilizers contain plenty of it. In northern regions, where lawns become dormant, choose a quick-release ammoniacal or urea nitrogen for late fall. In southern and western areas, where lawns grow through the winter, use a controlled-release fertilizer or one that is high in water-insoluble nitrogen. Fertilizer labels include that information as well as the percentage by weight of nitrogen (N), phosphorus (P), and potassium (K), in that order. Apply either kind at the rate of 1 to 1 1/2 pounds of nitrogen per thousand square feet. A 100-pound bag of 20-0-0 fertilizer contains 20 pounds of nitrogen. See Tip of the Day: Fertilize Your Lawn This Fall for detailed information. Eliminate broadleaf weeds Broadleaf weeds, such as dandelions, broadleaf plantain, and ground ivy, can be pulled out by hand anytime. But autumn is when they're most vulnerable to weed killers. For most lawns: If there are too many weeds to deal with by hand, use selective herbicides to control large infestations. Selective herbicides should contain two or more of the following ingredients: 2, 4-D, MCPP, MCPA, dicamba, carfentrazone, and triclopyr. Those kill most broadleaf weeds without damaging desirable lawn grasses, but check the label; some can damage warm-season grasses. Selective herbicides are available as ready-to-use sprays, concentrated liquids, and dry granules (usually combined with fertilizer). Caution: Selective herbicides are potentially dangerous to nearby plants as well as to humans and animals, so follow label directions carefully. For warm-season grasses: If your lawn includes grasses such as Bermuda grass, buffalo grass, and zoysia grass, use a nonselective herbicide. Wait until the lawn is completely dormant—when it's brown and appears dead; if you don't the herbicide could kill the grass. Continue mowing Do it every week or so until grass has stopped growing. For lawns under or near deciduous trees, using your mower's mulching mode—in which discharge chutes are closed off so that the grass and leaves can be chopped more finely—also allows leaves to decompose on your lawn without being smothering Most newer rotary mowers and lawn tractors have a mulching mode. If yours doesn't, remove leaves by raking them up for bagging or composting. Seed or overseed Fall and winter are also good times to lay seed so that your lawn gets a head start in the spring. Where winters are cold: In northern states, where soil freezes, it's already too late to seed for fall germination. Instead, wait until the soil thaws to sow seed; it will lie dormant until spring. Cover the seeds lightly with straw or mulch to protect them from feeding birds. This works best on level ground, since sloped ground can allow the seeds to wash away before they can germinate. Dethatch or aerate, or do both Dethatching involves pulling vertically oriented tines through the turf; aerating involves extracting small cores of soil. Both reduce thatch, a layer of dead grass stems and roots (not clippings) that build up faster than they can decompose, accumulating on top of the soil layer and reducing water penetration to the roots. When to dethatch or aerate: For cooler areas, do either if there's at least another month before the first frost. By mid-October, it's too late in the northern states, but just the right time for lawns in the upper South (or "transition zone"). Caution: Dethatching can damage warm-season grasses, such as St. Austine grass and centipede grass, that spread via surface runners. What to use: Hand dethatchers, also called cavex rakes, and foot-powered aerators are suitable for small lawns. Well-stocked nurseries typically offer both. Powered dethatching machines include power rakes and vertical mowers you can rent (about $60 per day). The blades aren't firmly attached on power rakes and usually are on vertical mowers. Loosely attached tines are safer, since they can bounce off rocks, sprinkler heads, and stepping-stones without breaking off. Powered aerators have either curved steel coring tubes mounted on a drum or straight coring tubes on a shaft that pushes them vertically into the soil. As with powered dethatching machines, you can rent aerators for about $60 per day. Test the soil A soil test is the only way to determine the pH and nutrient needs of your lawn. Spread ground-up or dolomitic limestone (granular is easiest to handle) or soil sulfur if the results of a soil test indicate one or the other is needed. Getting a soil test: Check the Yellow Pages under "Soil Testing Services" or "Soil Analysis &amp; Testing Laboratories." They are usually private laboratories. Or check with your nearest university cooperative extension office. Many garden centers also offer soil testing. Expect to pay less than $10 to determine pH only. Water your lawn thoroughly If rains have been spare recently, apply plenty of water, even if temperatures are cool. Lawns that enter winter stressed from drought are likelier to be damaged by cold weather and emerge weaker in the spring. Watering is especially important in mountainous western regions of the U.S., where dry falls are typically followed by cold winters.</p>]]></content:encoded>

At a minimum, it means I'll be out money and certainly the better part of a morning and/or an afternoon. In short, scheduled vehicle maintenance is rarely filled with pleasant surprises. So far, our Long Tern 2011 VW Jetta TDI is the exception. As the 10, 000 mile mark approached, the information display screen in the center of the instrument panel began to warn me. As the car is switched on, a reminder shows up in the form of a flashing wrench and the number of miles until service is needed. It gradually counts down the miles with each passing day. Sadly, this pre-programmed reminder means Jetta owners have no excuse for not getting the required service done on time. Once the reminder started showing "100 miles" I thought I should start searching for a nearby VW dealer. Turns out the dealer closest to the AutoTrader.com office is Jim Ellis VW in Atlanta, so that's where I made the appointment. Or at least I thought I did. When I arrived, was no record of me having scheduled time for the Jetta's service. It didn't matter, though, since they took the car anyway and said the service wouldn't take long. "Short enough so that I can reasonably wait?" I asked. "Probably" said the advisor. Fearing a long delay, I headed for the waiting room. Decent coffee and fresh doughnuts were free as was smoking fast Wi Fi. The waiting room was clean and contemporary with plenty of comfortable leather chairs and several desk-like workstations. As a side note, of the eight people in the "Customer Lounge, " all had laptops and seven of them were Macs. Says something about VW owners I suppose. Pleasant surprise No. 1: I only had to wait 35 minutes before the car was done. As I went to the cashier - surprise No. 2: "How much?" I asked. "Nothing, this service is complimentary" the cashier said. Nice. But wait, I'm skeptical, "How much for the next service?" "That one is free as well" she said. The first three scheduled maintenance intervals are free - up to 30, 000 miles.</p>]]></content:encoded>

  63. <content:encoded><![CDATA[<img src="/img/fha_construction_loans_true_built_home.jpg" alt="IStock_000007889488Medium" align="left" /><p>You Don't Need 20% Down To Buy A Home That fact, plus a steady rise in U.S. rents, are among the reasons why first-time home buyers now account for close to one-third of today's home purchases. This is higher market share as compared to recent years; a figure buoyed by four key factors. Second, according to mortgage-software provider Ellie Mae, U.S. lenders are approving more purchase loans than during any period this decade. Nearly three-quarters of all conventional purchase loans are making it through underwriting and getting to closing. No matter how little you want to "put down" on a home, there's a mortgage program which can help you. Here's a preview of eight popular loans available to today's first-time and repeat home buyers. Each is commonly available and rates can be previewed anytime online. FHA Loan (3.5% Down Payment) FHA loans allow for a 3.5 percent down payment. Insured by the Federal Housing Administration (FHA), these loans are among the flexible and forgiving for today's home buyers. FHA loans are typically best-suited for low-down payment buyers with average or below-average credit scores; and buyers looking at multi-unit homes (e.g.; 2-unit homes, 3-unit homes, and 4-unit homes) as a primary residence. FHA loans require mortgage insurance premiums (MIP) but, in January 2015, those FHA MIP costs were reduced to help keep FHA loans affordable for buyers using the program. Noteworthy: FHA loans are assumable, which means that a future buyer of your home can purchase your home with its FHA loan - and its mortgage rate! - still attached. You can actually pass today's low rates on to tomorrow's buyer of your home. The HomeReady™ Mortgage (3% Down Payment) The HomeReady™ mortgage is a low-downpayment loan available via Fannie Mae. The program allows for 3% down, grants access to below-market mortgage rates, and offer discounted rates for private mortgage insurance. HomeReady™ also gives mortgage applicants the ability to use income from all people living in the home toward the actual mortgage approval. This can include parents earning pension or social security income, as examples; or children earning wage income or income of some other type. Noteworthy: The HomeReady™ program is available in low-income areas, areas with a high minority population, and areas affected by a natural disaster. However, you do not need to be a low-income household or a minority to get approved. You must only own a home in a pre-approved area. Conventional 97 (3% Down Payment) The Conventional 97 is a special program which was recently reinstated by the Federal Housing Finance Agency (FHFA), which is the parent of both Fannie Mae and Freddie Mac. The Conventional 97 requires a down payment of just 3 percent and, among other benefits of the program, the Conventional 97 allows a buyer's down payment to be gifted by a third-party. The only requirement is that the gifter has a blood or marriage relation to the buyer of the home; or is a legal guardian, domestic partner, or finance/fiancee. Noteworthy: The Conventional 97 program is often more costly on a monthly-basis than a comparable FHA mortgage. However, because the program's mortgage insurance can cancel in as few as 12 months from the date of purchase, its long-term costs are often much less. Good Neighbor Next Door ($100 Down Payment) The program is available to members of law enforcement; firefighters or emergency medical technicians; and, teachers of pre-K through 12th grade. Buyers in the program also receive a home purchase discount of 50% - yes, 50 percent! - in exchange for agreeing to make the home your sole residence for 36 months, at minimum. Via Good Neighbor Next Door, then, a $100, 000 home can be bought for $50, 000. The Good Neighbor Next Door program allows buyers to use FHA, VA, or conventional mortgage financing which helps to ensure low interest rates. Noteworthy:The Good Neighbor Next Door program allows you up to 180 days to move in to your new home so, if you plan to make repairs prior to Moving Day, there's no reason whatsoever to have the house work done hastily. Home Construction Loan (3.5% Down Payment) The 203k loan comes in two flavors. The first is the Streamlined 203k, which is used for less-extensive projects and which is limited to $35, 000 in total repair costs. The more common 203k loan is the "standard" 203k, which is used for projects which involve moving walls or replacing plumbing; or doing anything else which would prohibit you from living in the property while the work is being performed. The standard 203k can also be used for landscaping or converting a home with more than 4 units into a 4-unit, owner-occupied home. Noteworthy: Because the 203k loan is backed by the FHA, home buyers using it remain eligible to use the FHA's popular refinance Piggy-Back Mortgage (10% Down Payment) The "Piggy-Back" Mortgage is a not really a mortgage at all - it's two mortgages, one mortgage "piggy-backed" on top of another in order to borrow 90% of a home's purchase price. Sometimes called an, the Piggy-Back has the buyer bring a 10% down payment to the closing table and, to avoid having to pay mortgage insurance, two mortgages are issued instead of one. The first mortgage is typically a conventional loan, issued for 80% of the home's purchase price. The second mortgage is typically a home equity line of credit (HELOC), issued for 10%. Piggy-Back Mortgages are often used by home buyers who plan to pay down or reduce the balance on their second mortgage within the first 24 months of homeownership. Noteworthy: The second mortgage of a Piggy-Back Mortgage is often adjustable and tied to Prime Rate, which is tied to the Fed Funds Rate. When the economy is expanding, the Fed Funds Rate can jump unexpectedly, substantially raising your overall monthly housing payment. Be careful when selecting a mortgage linked to Prime Rate. USDA Loan (No Down Payment Required) The USDA loan is guaranteed by the U.S. Department of Agriculture and allows for 100% financing. Formally known as a "Section 502" loan, lenders sometimes call the USDA loan a "Rural Housing Loan", which is a bit of a misnomer. USDA loans are available in non-rural areas as well, including within many U.S. suburbs. The big draw of the USDA loan is that its mortgage rates are often the lowest of all the low- and no- down payment mortgage programs; and its mortgage insurance requirements are quite low, too. As compared to FHA loans, for example, USDA mortgage insurance costs are half which is why many of today's buyers will opt for a USDA loan over an FHA one - even if they plan to put 3.5% down. They now recommend service annually, or every 15, 000 miles, whichever comes first. High performance synthetic oil is now required. Here are the other highlights of the newest service schedule: Thanks to a larger element, the change interval on the air filter has been increased to 60-75, 000 miles. The cabin pollen filter is called out for change annually Brake fluid is now changed every three years Coolant is supposedly good for ten years Spark plugs are rated to last 105, 000 miles The fan belts are rated to last 105, 000 miles Automatic transmission fluid and regular differential fluids are rated to last 10 years Transfer case, locking differential, and dynamic response fluids are rated to last 75, 000 miles The fuel filter is rated for ten years Land Rover is now calling for replacement of the flexible brake hoses every six years Instead of calling for a full system scan, LR now says, “If fault lamps are lit check with IDS.” In many cases, improvements in service parts, fluids, and vehicle design do make these longer service intervals possible without compromise. Unfortunately, if the extended service intervals prove insufficient, LR warranty will be long since expired, and the owner will be left to face what might have been preventable failures. If you own a 2010 or newer Land Rover V8 I suggest the following modifications to the factory schedule: Even with long life oils, I suggest oil changes at 10, 000 mile intervals or annually. The incremental costs of these extra oil changes are trivial when compared to the expense of any internal engine repair that might otherwise result from sludge building or accelerated wear. The brake fluid change interval is based on brake fluid’s natural tendency to absorb moisture from the air. That property has not changed in recent years, so I see no reason to deviate from the two-year recommendation Mercedes, Rover, and many other companies promulgated for many years with good result I think leaving transmission and differential fluids in those components for ten years is ridiculous; it invites disaster. I would change all those fluids by 75, 000 miles, just like the transfer case lube. Land Rover is not the first company to extend coolant change intervals to a decade. I have my doubts about that, but the pH of coolant can be tested. If you plan to leave in in place, I encourage you to test it annually. If you cant do that, replacement is the safer bet in my opinion. Land Rover no longer recommends scanning all systems at every service, but I recommend that be done anyway. The reason: It’s the only way to tell if electronic faults are current or recent. If you never do a full system scan and clear you could have a system fault when the truck is four years old, and find the relevant diagnostic codes hidden by a plethora of other codes that came and went over the life of the vehicle. Codes need to be read, evaluated, and cleared on a regular basis. Not doing so renders the sophisticated diagnostic systems useless. These are the first Range Rovers to use the Ford/Jaguar modular engine and drivetrain system. The requirement to have a wheeled chassis permanently attached differentiates "manufactured housing" from other types of prefabricated homes, such as modular homes.
