<content:encoded><![CDATA[<p> 3D technology can be traced all the way back to the beginning of photography. In 1844 David Brewster invented the Stereoscope. It was a new invention that could take photographic images in 3D. Later, Louis Jules Duboscq took that invention and improved on it. Louis took a picture of Queen Victoria using the improved technology and displayed it at the Great Exhibition in 1851. This picture became very well known throughout the world. Steroscopic cameras started to catch on and became fairly common for personal use by World War II.In 1855 the Kinematascope, a stereo animation camera, was invented. It was able to create 3d motion pictures. In 1915 the first anaglyph movie was produced. Anaglyph technology used 3d glasses with 2 different color lenses that would direct an image to each eye. In 1890 William Friese-Greene, a British film pioneer, filed a patent for the 3D movie process. In 1922 the first public 3D movie, “The Power of Love”, was displayed. In 1935 the first 3D Color movie was produced. The use of the technology would remain dormant for over a decade.In the 1950s, 3D technology made a come back. During this era, TVs had become extremely popular and had started appearing in many households. In the 50s a number of 3D movies were being produced. In 1952 “Bwana Devil” by United Artists was shown across the United States. This was the first 3D movie of the 50s. The film was shot using a process called Natural Vision. This process was pitched to Hollywood studios but they all passed. A year later, in 1953, “House of Wax” was released in 3D. “Dial M for Murder” was originally planned to be released in 3D, but Alfred Hitchcock decided to release the movie in 2D to maximize profits. Not all movie theaters were equipped with the 3D technology. 3D films were also being developed outside of the United States. In 1947 The Soviet Union released their first full length 3D movie, “Robinson Crusoe”.In the 1960s a new technology called Space-Vision 3D was released. This technology took two images and printed them over each other on a single strip. Unlike previous 3D technologies, it required a single projector with a special lens. This new technology removed the need to use two cameras to display 3D movies. Two camera systems were difficult to use, because it required that the two cameras were perfectly synced. The first movie to use this technology was “The Bubble”. The movie was panned by critics, but the 3D experience still brought huge audiences. It became a profitable movie, making the new technology ready for promotion to other studios.In 1970, Allan Silliphant and Chris Condon developed Stereovision. This was a new 3D technology that put two images squeezed together side by side on a single strip of 35 mm film. This technology used a special anamorphic lens that would widen the picture using a series of polaroid filters. The first movie to be released in Stereovision was a softcore sex comedy called “The Stewardesses”. The movie cost only $100,000 USD to make and it earned an amazing $27 million in North America.In the early 1980s many movies were released in 3D using the same process as Space Vision. Some of the movies that were released were Amityville 3-D, Friday the 13th Part III, and Jaws 3-D. In the mid 1980s, IMAX began producing documentary films in 3D. IMAx’s 3D technology emphasized mathmatical correctness and this eliminated the eye fatigue that was seen in previous 3D technologies. In 1986, Canada had developed the first 3D movie that used polarized glasses. It was called “Echos of the Sun” and was created for Expo 86.During the 1990s, many films were released in IMAX 3D. The most successful IMAX 3D film released during this time was “Into the Deep”. The first IMAX 3D fiction film, “Wings of Courage” was released in 1996.During the 2000s, many big studio movies were released in 3D. In 2003, James Cameron released Ghosts of the Abyss. This was the first full length 3D IMAX feature film. This movie used the latest IMAX 3D technology called Reality Camera System. The technology used the latest HD video cameras and was developed by Vince Pace. This same technology was used in “Spy Kids 3D: Game over”, “Aliens of the Deep”, and “The Adventures of Sharkboy and Lavagirl in 3-D”. In 2004 the first full length animated 3D movie was released. It was called “The Polar Express”. This movie was so successful in 3D that it prompted a great interest in 3D animated films. The 3D version of the film earned 14x as much per screen as the 2D version. In 2005, The Mann’s Chinese 6 theater in Hollywood became the first commercial movie theater to have the Digital 3D technology. In 2007 Scar 3D was released internationally and it was the first film to be filmed using a completely digital workflow.In 2010 Sky UK made a big push towards 3D television. On January 1st, the first 3D channel began broadcasting in South Korea. The channel displays educational shows, animated shows, sporting events, documentaries and musical performances all in 3D, 24 hours a day, 7 days a week.We should expect that the use of 3D technology will continue and expand in to the normal household. Most major electronics manufacturers are planning the release of their 3D television lines. As the technology ages, expect prices to go lower and lower, and as they prices drop, more and more people will purchase 3D television sets. </p>

The branch of knowledge dealing with engineering or applied sciences.The mistaken belief of using technology is that it encourages laziness, but in fact, it is the way we use the technology which determines if we fail or succeed. Technology does not drive one to be innovative, opportunity does. Technology only enables the innovation that our opportunities have unveiled, becoming an enabler for improvement to our lives. Without drive or opportunity, technology becomes irrelevant. It is up to us to discover the relevance.A bigger belief is that the use of technology for children is distracting and does more harm than good. In this day and age, the amount of children with access to internet is at an all time high. Using this to our advantage can be very beneficial to a child’s education. There are more options than you can count for e-learning websites for computers and apps for devices to help your child’s development. Children are more likely to keep their focus while playing a game than they are while listening to an adult explain a lesson. Children with a small attention span may become more comprehensive when involved in an interactive lesson with bright colors and consistent encouragement.Technology can bring advantages to multiple obstacles. Marketing is one example. Online marketing has skyrocketed since the development of tablets and cell phones. Research has become simpler with handheld devices, and phone books or encyclopedias have become virtually non-existent in our everyday life. Creating articles and hyperlinks to help promote business has become the number one way to market due to the simplicity of typing your desired information into a search bar and pressing ‘search.’ Another advantage to using technology is in the workplace. Using computers instead of paper and pen can greatly reduce the amount of human errors and save a multitude of time and money on fixing mistakes. Human errors can be caused by stress, high workload, or an excess in responsibility. It also increases the means of communication, meaning higher volume can be output in a shorter span of time.Technology in the medical field is another area which has further enhanced patient care. Time spent on medical records and charting is decreased and more time for patient care is the result. Doctors and nurses are able to easily access patient’s medical history or medication history which can lead to quicker diagnoses or treatments.Did the world exist and stay functional before technology was invented? Absolutely. The issue is not that we cannot live without technology. The issue is that the enhancements and advancements technology has made to the world far exceeds the disadvantages and hardships it may have caused.It is not being said that technology has become the most important tool in the course of a child’s educational well-being, marketing strategies, engineering tactics, etc; or even that technology is ‘needed’ to function in this century, but wouldn’t you say that being given the opportunity to achieve something greater, or more innovative, is worth the risk? </p>

<content:encoded><![CDATA[<p> Introduction and Brief History of SatellitesA satellite is any object that orbits another object (which is known as its primary). All masses that are part of the solar system, including the Earth, are satellites either of the Sun, or satellites of those objects, such as the Moon. It is not always a simple matter to decide which is the ‘satellite’ in a pair of bodies. Because all objects exert gravity, the motion of the primary object is also affected by the satellite. If two objects are ufficiently similar in mass, they are generally referred to as a binary system rather than a primary object and satellite. The general criterion for an object to be a satellite is that the center of mass of the two objects is inside the primary object. In popular usage, the term ‘satellite’ normally refers to an artificial satellite (a man-made object that orbits the Earth or another body).In May, 1946, the Preliminary Design of an Experimental World-Circling Spaceship stated, “A satellite vehicle with appropriate instrumentation can be expected to be one of the most potent scientific tools of the Twentieth Century. The achievement of a satellite craft would produce repercussions comparable to the explosion of the atomic bomb…”The space age began in 1946, as scientists began using captured German V-2 rockets to make measurements in the upper atmosphere. Before this period, scientists used balloons that went up to 30 km and radio waves to study the ionosphere. From 1946 to 1952, upper-atmosphere research was conducted using V-2s and Aerobee rockets. This allowed measurements of atmospheric pressure, density, and temperature up to 200 km. The U.S. had been considering launching orbital satellites since 1945 under the Bureau of Aeronautics of the United States Navy. The Air Force’s Project RAND eventually released the above report, but did not believe that the satellite was a potential military weapon; rather they considered it to be a tool for science, politics, and propaganda. Following pressure by the American Rocket Society, the National Science Foundation, and the International Geophysical Year, military interest picked up and in early 1955 the Air Force and Navy were working on Project Orbiter, which involved using a Jupiter C rocket to launch a small satellite called Explorer 1 on January 31, 1958.On July 29, 1955, the White House announced that the U.S. intended to launch satellites by the spring of 1958. This became known as Project Vanguard. On July 31, the Soviets announced that they intended to launch a satellite by the fall of 1957 and on October 4, 1957 Sputnik I was launched into orbit, which triggered the Space Race between the two nations.The largest artificial satellite currently orbiting the earth is the International Space Station, which can sometimes be seen with the unaided human eye.Types of satellites· Astronomical satellites: These are satellites used for observation of distant planets, galaxies, and other outer space objects.· Communications satellites: These are artificial satellites stationed in space for the purposes of telecommunications using radio at microwave frequencies. Most communications satellites use geosynchronous orbits or near-geostationary orbits, although some recent systems use low Earth-orbiting satellites.· Earth observation satellites are satellites specifically designed to observe Earth from orbit, similar to reconnaissance satellites but intended for non-military uses such as environmental monitoring, meteorology, map making etc. (See especially Earth Observing System.)· Navigation satellites are satellites which use radio time signals transmitted to enable mobile receivers on the ground to determine their exact location. The relatively clear line of sight between the satellites and receivers on the ground, combined with ever-improving electronics, allows satellite navigation systems to measure location to accuracies on the order of a few metres in real time.· Reconnaissance satellites are Earth observation satellite or communications satellite deployed for military or intelligence applications. Little is known about the full power of these satellites, as governments who operate them usually keep information pertaining to their reconnaissance satellites classified.· Solar power satellites are proposed satellites built in high Earth orbit that use microwave power transmission to beam solar power to very large antenna on Earth where it can be used in place of conventional power sources.· Space stations are man-made structures that are designed for human beings to live on in outer space. A space station is distinguished from other manned spacecraft by its lack of major propulsion or landing facilities — instead, other vehicles are used as transport to and from the station. Space stations are designed for medium-term living in orbit, for periods of weeks, months, or even years.· Weather satellites are satellites that primarily are used to monitor the weather and/or climate of the Earth.· Miniaturized satellites are satellites of unusually low weights and small sizes. New classifications are used to categorize these satellites: minisatellite (500-200 kg), microsatellite (below 200 kg), nanosatellite (below 10 kg).Orbit typesMany times satellites are characterized by their orbit. Although a satellite may orbit at almost any height, satellites are commonly categorized by their altitude:· Low Earth Orbit (LEO: 200 – 1200km above the Earth’s surface)· Medium Earth Orbit (ICO or MEO: 1200 – 35286 km)· Geosynchronous Orbit (GEO: 35786 km above Earth’s surface) and Geostationary Orbit ( zero inclination geosynchronous orbit). These orbits are of particular interest for communication satellites and will be discussed in detail later.· High Earth Orbit (HEO: above 35786 km)The following orbits are special orbits that are also used to categorize satellites:· Molniya orbits: Is a class of a highly elliptic orbit. A satellite placed in this orbit spends most of its time over a designated area of the earth, a phenomenon known as apogee dwell. Molniya orbits are named after a series of Soviet/Russian Molniya communications satellites that have been using this class of orbits since the mid 1960s.· Heliosynchronous or sun-synchronous orbit: A heliosynchronous orbit, or more commonly a sun-synchronous orbit is an orbit in which an object always passes over any given point of the Earth’s surface at the same local solar time. This is a useful characteristic for satellites that image the earth’s surface in visible or infrared wavelengths (e.g. weather, spy and remote sensing satellites).· Polar orbit : A satellite in a polar orbit passes above or nearly above both poles of the planet (or other celestial body) on each revolution.· Hohmann transfer orbit: For this particular orbit type, it is more common to identify the satellite as a spacecraft. In astronautics and aerospace engineering, the Hohmann transfer orbit is an orbital maneuver that moves a spacecraft from one orbit to another.· Supersynchronous orbit or drift orbit : orbit above GEO. Satellites will drift in a westerly direction.· Subsynchronous orbit or drift orbit: orbits close to but below GEO. Used for satellites undergoing station changes in an eastern direction.Communication SatellitesA communications satellite (sometimes abbreviated to comsat) is an artificial satellite stationed in space for the purposes of telecommunications. Modern communications satellites use geosynchronous orbits, Molniya orbits or low Earth orbits.For fixed services, communications satellites provide a technology complementary to that of fiber optic submarine communication cables. For mobile applications, such as communications to ships and planes satellite based communicationis only the viable means of communications as application of other technologies, such as cable, are impractical or impossible.Early missions: The origin of satellite communication can be traced to an article written by Arthur C. Clarke in 1945. He suggested that a radio relay satellite in an equatorial orbit with a period of 24 hours would remain stationary with respect to earth’s surface and can be used for long-range radio communication, as it will over come the limitations imposed by earth curvature. Sputnik 1, The world’s first artificial (non communication) satellite, was launched on October 4, 1957. The first satellite to relay communications was Project SCORE in 1958, which used a tape recorder to store and forward voice messages. It was used to send a Christmas greeting to the world from President Eisenhower. NASA launched an Echo satellite in 1960. This 100-foot aluminized Mylar balloon served as a passive reflector for radio communications. Courier 1B, (built by Philco) also was launched in 1960, was the world’s first active repeater satellite. Given below are the details of milestones in satellite communcation history: -· Herman Potocnik – describes a space station in geosynchronous orbit – 1928· Arthur C. Clarke – proposes a station in geosynchronous orbit to relay communications and broadcast television – 1945· Project SCORE – first communications satellite – 1958· Echo I – first passive reflector satellite – August 1960· Courier 1B – first active repeater satellite – October 1960· Telstar – the first active direct relay satellite designed to transmit television and high-speed data communications. Telstar was placed in an elliptical orbit (completed once every 2 hours and 37 minutes), rotating at a 45° angle above the equator. July 1962· Syncom – first communications satellite in geosynchronous orbit. Syncom 2 revolved around the earth once per day at constant speed, but because it still had north-south motion special equipment was needed to track it. 1963· OSCAR-III – first amateur radio communications satellite – March 1965· Molniya – first Soviet communication satellite, highly elliptic orbit – October 1965· Early Bird – INTELSAT’s first satellite for commercial service – April 1965· Orbita – first national TV network based on satellite television – November 1967· Anik 1 – the first national satellite television system, Canada, – 1973· Westar 1, the USA’s first geosynchronous communications satellite – April 1974· Ekran – first serial Direct-To-Home TV communication satellite 1976· Palapa A1 – first Indonesia communications satellite – July 8 1976· TDRSS – first satellite designed to provide communications relay services for other spacecraft. – 1983· Mars Global Surveyor – first communications satellite in orbit around another planet (Mars) – 1997· Cassini spacecraft relays to Earth images from the Huygens probe as it lands on Saturn’s moon, Titan, the longest relay to date. — January 14, 2005Depending on the need the communication satellites can be placed in various types of orbits. We discuss few common types: -(a) Geostationary orbits Satellites: A satellite in a geostationary orbit appears to be in a fixed position to an earth-based observer. A geostationary satellite revolves around the earth at a constant speed once per day over the equator. The geostationary orbit is useful for communications applications because ground based antennae, which must be directed toward the satellite, can operate effectively without the need for expensive equipment to track the satellite’s motion. Especially for applications that require a large number of ground antennae (such as direct TV distribution), the savings in ground equipment can more than justify the extra cost and onboard complexity of lifting a satellite into the relatively high geostationary orbit.The concept of the geostationary communications satellite was first proposed by Arthur C. Clarke, building on work by Konstantin Tsiolkovsky and on the 1929 work by Herman Potočnik (writing as Herman Noordung) Das Problem der Befahrung des Weltraums – der Raketen-motor. In October 1945 Clarke published an article titled “Extra-terrestrial Relays” in the British magazine Wireless World. The article described the fundamentals behind the deployment of artificial satellites in geostationary orbits for the purpose of relaying radio signals. Thus Arthur C. Clarke is often quoted as being the inventor of the communications satellite.The first geostationary communications satellite was Anik 1, a Canadian satellite launched in 1972. The United States launched their own geostationary communication satellites afterward, with Western Union launching their Westar 1 satellite in 1974, and RCA Americom (later GE Americom, now SES Americom) launching Satcom 1 in 1975.<br />
It was Satcom 1 that was instrumental in helping early cable TV channels such as WTBS (now TBS Superstation), HBO, CBN (now ABC Family), and The Weather Channel become successful, because these channels distributed their programming to all of the local cable TV headends using the satellite. Additionally, it was the first satellite used by broadcast TV networks in the United States, like ABC, NBC, and CBS, to distribute their programming to all of their local affiliate stations. The reason that Satcom 1 was so widely used is that it had twice the communications capacity of Westar 1 (24 transponders as opposed to Westar 1′s 12), which resulted in lower transponder usage costs.By 2000 Hughes Space and Communications (now Boeing Satellite Systems) had built nearly 40 percent of the satellites in service worldwide. Other major satellite manufacturers include Space Systems/Loral, Lockheed Martin (owns former RCA Astro Electronics/GE Astro Space business), Northrop Grumman, Alcatel Space and EADS Astrium.(b) Low-Earth-orbiting satellites: A low Earth orbit typically is a circular orbit about 150 kilometers above the earth’s surface and, correspondingly, a period (time to revolve around the earth) of about 90 minutes. Because of their low altitude, these satellites are only visible from within a radius of roughly 1000 kilometers from the sub-satellite point. In addition, satellites in low earth orbit change their position relative to the ground position quickly. So even for local applications, a large number of satellites are needed if the mission requires uninterrupted connectivity.Low earth orbiting satellites are less expensive to position in space than geostationary satellites and, because of their closer proximity to the ground, require lower signal strength. So there is a trade off between the number of satellites and their cost. In addition, there are important differences in the onboard and ground equipment needed to support the two types of missions.A group of satellites working in concert thus is known as a satellite constellation. Two such constellations which were intended for provision for hand held telephony, primarily to remote areas, were the Iridium and Globalstar. The Iridium system has 66 satellites. Another LEO satellite constellation, with backing from Microsoft entrepreneur Paul Allen, was to have as many as 720 satellites. It is also possible to offer discontinuous coverage using a low Earth orbit satellite capable of storing data received while passing over one part of Earth and transmitting it later while passing over another part. This will be the case with the CASCADE system of Canada’s CASSIOPE communications satellite.(c) Molniya satellites: As mentioned, geostationary satellites are constrained to operate above the equator. As a consequence, they are not always suitable for providing services at high latitudes: for at high latitudes a geostationary satellite may appear low on (or even below) the horizon, affecting connectivity and causing multipathing (interference caused by signals reflecting off the ground into the ground antenna). The first satellite of Molniya series was launched on April 23, 1965 and was used for experimental transmission of TV signal from Moscow uplink station to downlink stations, located in Russian Far East, in Khabarovsk, Magadan and Vladivostok. In November of 1967 Soviet engineers created a unique system of national TV network of satellite television, called Orbita that was based on Molniya satellites.Molniya orbits can be an appealing alternative in such cases. The Molniya orbit is highly inclined, guaranteeing good elevation over selected positions during the northern portion of the orbit. (Elevation is the extent of the satellite’s position above the horizon. Thus a satellite at the horizon has zero elevation and a satellite directly overhead has elevation of 90 degrees). Furthermore, the Molniya orbit is so designed that the satellite spends the great majority of its time over the far northern latitudes, during which its ground footprint moves only slightly. Its period is one half day, so that the satellite is available for operation over the targeted region for eight hours every second revolution. In this way a constellation of three Molniya satellites (plus in-orbit spares) can provide uninterrupted coverage.Molniya satellites are typically used for telephony and TV services over Russia. Another application is to use them for mobile radio systems (even at lower latitudes) since cars traveling through urban areas need access to satellites at high elevation in order to secure good connectivity, e.g. in the presence of tall buildings.Applications of Satellites(a) Telephony: One of the major applications of a communication satellite is in provision of long distance telephone services. The connectivity is through frequency division multiple access (FDMA) or time division multiple access(TDMA) predominantly. Telephone subscribers can be connected through a network of exchanges which are in turn connected to satellite earth stations which uplink the traffic to satellite for further processing.(b) Television and Radio: There are two types of satellites used for television and radio:(i) Direct Broadcast Satellite (DBS): A direct broadcast satellite is a communications satellite that transmits to small DBS satellite dishes (usually 18″ to 24″ in diameter). Direct broadcast satellites generally operate in the upper portion of the Ku band. DBS technology is used for DTH-oriented (Direct-To-Home) satellite TV services, such as DirecTV and Dish Network in the United States, ExpressVu in Canada, and Sky Digital in the UK.(ii) Fixed Service Satellite (FSS): Use the C band, and the lower portions of the Ku bands. They are normally used for broadcast feeds to and from television networks and local affiliate stations (such as program feeds for network and syndicated programming, live shots, and backhauls), as well as being used for distance learning by schools & universities, business television (BTV), videoconferencing, and general commercial telecommunications. FSS satellites are also used to distribute national cable channels to cable TV headends. FSS satellites differ from DBS satellites in that they have a lower RF power output than the latter, requiring a much larger dish for reception (3 to 8 feet in diameter for Ku band, and 12 feet on up for C band). FSS satellite technology was also originally used for DTH satellite TV from the late 1970s to the early 1990s in the USA in the form of TVRO (TeleVision Receive Only) receivers and dishes (a.k.a. big-dish, or more pejoratively known as big ugly dish, systems). It was also used in its Ku band form for the now-defunct Primestar satellite TV service.(c) Mobile satellite technologies: Initially available for broadcast to stationary TV receivers, by 2004 popular mobile direct broadcast applications made their appearance with that arrival of two satellite radio systems in the United States: Sirius and XM Satellite Radio Holdings. Some manufacturers have also introduced special antennas for mobile reception of DBS television. Using GPS technology as a reference, these antennas automatically re-aim to the satellite no matter where or how the vehicle (that the antenna is mounted on) is situated. These mobile satellite antennas are popular with some recreational vehicle owners. Such mobile DBS antennas are also used by JetBlue Airways for DirecTV (supplied by LiveTV, a subsidiary of JetBlue), which passengers can view on-board on LCD screens mounted in the seats.(d) Amateur radio: Amateur radio operators have access to the OSCAR satellites that have been designed specifically to carry amateur radio traffic. Most such satellites operate as space borne repeaters, and are generally accessed by amateurs equipped with UHF or VHF radio equipment and highly directional antennas such as Yagis or dish antennas. Due to the limitations of ground-based amateur equipment, most amateur satellites are launched into fairly low Earth orbits, and are designed to deal with only a limited number of brief contacts at any given time. Some satellites also provide data-forwarding services using the X.25 or similar protocols.Satellite Broadband Services: In recent years, satellite communication technology has been used as a means to connect to the Internet via broadband data connections. This is can be very useful for users to test who are located in very remote areas, and can’t access a wireline broadband or dialup connection.Countries with satellite launch capabilityThis list includes counties with an independent capability to place satellites in orbit, including production of the necessary launch vehicle. Many more countries have built satellites that were launched with the aid of others. But in reality, many people (myself included) have made a purchase decision on the basis that they love the “property” not the “investment.”What do I mean? Well you have to stop and ask yourself do I really love investing in property or do I just love to own property. Many have purchased an “investment property” on the basis that they “liked” it, rather than because they had calculated it would provide a great return.When investing in property you should always run your numbers through a property investment calculator before deciding whether to even look at a property, let alone buy it!My first CBD apartment – aka “Investing in Property for Fools!”I’d always wanted to own a piece of the CBD. Growing up as a kid I loved visiting the “city” to look at the skyscrapers and imagined coming here for work like my Dad did each morning. Sure, I was investing in property. I was investing my emotional security in a property location! So you can see quite clearly that it was an emotional, rather than a hard headed decision to buy a newly complete one bedroom unit back in the early 2000s. It was just something I’d always wanted to “have.”I remember driving around the inner city with a well known property spruiker looking at projects he was involved with. Of course his level of involvement was as a master salesman. A unit became available for approximately $230k. As a young couple my wife and I discussed the pros and cons and I decided against the advice of my wife that this might not be such a great idea.At the same time another unit had become available in the inner city block of apartments that I was currently living in. It was available at a similar price. My wife counselled me to consider this as an option. My “adviser” had discouraged me on the basis that I would be putting all me eggs in one basket. There was some truth to this advice so I followed my “dream” of an apartment in the “city”.When I went to the office to sign the papers I remember being advised that the original unit was no longer available, but a different one on a higher floor was, at a higher price! I said OK, No problem, like we Aussies tend to do. Then I was presented with the option to purchase a “furniture package” for an extra $20k. This would “guarantee” a rental return of 8% to me for the first 2 years of my investment. I hadn’t previously considered this, but of course I said “Yes”and was told what a wise choice I had made. (Of course this made me feel good about myself!)The truth was I bought the unit not on the basis of its potential financial return but its immediate emotional return. I never did end up living in it or even spending a single night there, although I’d often wander past and gaze up at my balcony and wonder how “cool” it would be to live here.In fact the property was a complete drain on my bank balance due to the high costs associated with the common areas including pool and gym equipment. The rent never paid for the outgoings and I lived in hope that the price would go up so I could make a “paper” profit at least!Now some time later I did end up selling the unit for around $300k, so it was far from a complete disaster. In the end I was very glad to sell and call it even. In reality the cost to me was an opportunity cost. What else could I have been doing with my money? I looked recently for sales data on the city block in question and found a similar unit sold for $355k, approx. 10 years after my initial purchase. Currently in the inner city block I was living at, prices are over $650k. Remember that 10 years ago these properties were selling for approximately the same price. If I had listened more to my wife and less to my own emotion I might have ended up $300k better off!What did I learn? I learned that whilst it’s great to listen to “advice”, be aware that sometimes advice might be just a little biased! I’ve learned to trust my own instincts more and weigh advice against what I already know to be true and reasonable. The reason I liked the apartment in my own block was that it was located well. It was quiet, had views, was close to city, walk to tram, bus and train and there was no high-rise in the vicinity. The area couldn’t be quickly re-developed and units added. In short, the amenity was desirable and there was not going to be any new properties added in the foreseeable future. This meant there was a cap on supply.In the city here is not a cap on supply. There are numerous developments under construction at any given time. I’d be more than happy to live in many of them. But I wouldn’t buy then as an investment! Unless they were in a landmark building of some sort there is no scarcity value in them. They can be replaced easily.If one of your neighbours wants to sell and needs to move quickly, guess what. They set the price for your unit. You have virtually no control over the market. No matter what you do to your own living space the whole value of the block will be determined by factors outside your control.Investing in Property for cashflow or for growth?Let’s be honest. Most of us are investing in property because we think that prices are very likely to go up! On the other hand we all know about “negative gearing”. In essence it means we can write of our “losses” on our investment against other area of income. I don’t disagree with the concept, we ought to be able to weigh our profits against our losses and pay tax on the net result. BUT, if all we own are “investments” that are make a “loss” and we’re offsetting that against a “gain” from our job, that’s not really smart investing is it? Sometimes a property might be increasing in value at a greater rate than we could expect to make as a cash income from our investment. This is not always the case as you can see from my experience in the Melbourne CBD. But at what point does this cease to be a valid reason for deciding to invest of even “keep” and existing investment? Steve McKnight from PropertyInvesting.com once said something very illuminating at an event I attended. Basically he said we ought to do an audit of our property portfolio every year and re-assess whether we ought to hold or sell each property!Seriously. I never thought I was going to sell anything – Ever!Early on in my property journey I’d decided I was going to “Accumulate” property. Buy and never sell! That was my motto. Once I’d paid down the loan I would be sitting on a nest egg and having rent more than cover my outgoings.But consider this! Real world example -My unit in inner Melbourne right now would be worth about $650k and yet it might command a weekly rental of around $480. That’s about $25k rental annually.The yield is therefore 25k/650k annually or 3.8% of the value.Setting aside things like mortgage repayments, there are still fixed costs on any property – In my case they include for the last financial year:Council Rates $820<br />
Water $945<br />
Insurance $302<br />
Owners Corporation $1660<br />
Agent fees $1815<br />
Repairs $890<br />
Total fixed expenses for the year $6430This reduced the total income to ($25000-$6430)=$18570Now my actual annual return is 18.5k/650k = 2.9%Of course costs like Agent fees and Owners Corporation are not always applicable but they serve to show that in the real world the actual return can be a lot less than a simple headline figure.If I include my interest costs (which still exist) I must deduct another ($150000*6%)=$9000 from my income.This reduced the total Real income to ($18570-9000)=$9570Now my actual annual return on the asset value is 9.5k/650k =1.5% Should I Sell this property?There is no right or wrong answer. Sometimes I say yes and my wife says NO! Sometimes I say No and my wife says NO! Do you see a pattern here?There is no right answer because everyone has different needs, has different skills and is coming from a different base and most importantly – We all want different things! It depends on your circumstances, your family situation, the personalities of you or your partner and your goals in life.If our main goal in life was to increase our cash on cash return or all our assets then it would be a no brainer to sell up and invest elsewhere (assuming I could expect a greater return than 1.5%!) Having said all that I still love property, and I love investing in property.It’s quite possible to love the idea of property without loving investing in property. In fact most property that you’ll “love” will probably be pretty darn useless as an investment. Don’t be confused.Would I choose to invest $650k of my actual cash in this investment right now of it were available for sale? Probably not! – So why am I still keeping it? I love it and plan to live in it.This is a question only YOU need to ask yourself and answer on a case by case basis. I’ve looked long and hard at my own situation and decided to keep for now based on family reasons, NOT investing reasons.Review every property every yearFor every investment I currently hold I review the property and make a decision based on the real numbers, not a fantasy of what I’d like to see happen.That’s why I decided to sell my apartment in the Melbourne CBD.<br />
It was “Costing” my money to hold, and NOT growing in value anything like I’d hoped it would. So I cut it off.<br />
It was why I needed to sell my first home out in the “burbs”.<br />
It was why I made a similar hard decision to sell a property in inner city KEW that was returning a reasonable cash return, and well located but had ZERO capital growth over ten years.<br />
It was one of the reasons I sold a great apartment in Sydney’s North. I had improved it and added value. It was time to take my money off the table.Your relationship with a property needn’t be a marriage for life. There’s no compulsion to “stay together” till death do you part!.What about Cashflow positive real estate?I love cashflow positive property and investment strategies. So Yes, I look to see where the cash if flowing and see how I can get if flowing towards me.Think! Are you buying for lifestyle or for investment? What return are you hoping to achieve? This is a chemical substance that is needed for the smooth management of muscles and motion, so the symptoms of the disorder is a result of a reduction of that chemical. Parkinson’s disease mostly impacts individuals aged over 65, but it can and does come on at younger ages with 5-10% developing before the age of forty.</p>

<content:encoded><![CDATA[<p>I see it in their eyes, downcast and wary. I see it in their steps, shuffling and tentative. When they talk, they use a word I rarely hear, depressed.</p>
<p>These are the producers, those who make the country work. Hourly and salaried employees and managers, who go to their jobs every day, work hard and provide for themselves and their families.</p>
<p>They’re the kind of people who have been with us since the country began. Back then, we called them Pilgrims, sod-busters, and settlers. Today they go by many names, Physician, Technician, Engineer, and Laborer. But for all of them, life has a rhythm, just as it did two centuries ago, that comes from our agricultural heritage.</p>
<p>Spring has always been the time for planting, and looking forward to the year ahead. Summertime is when they cultivate the crops. Fall is harvest time when we enjoy the fruits of our labor and thank God for blessing us. Winter is the time of austerity, the time to prune, the time to cut back.</p>
<p>But not this year. This year, we are still in harvest time. Yet the pruning has already begun. Major companies across this land are already cutting back, eliminating staff to reduce.</p>
<p>For thousands of laid-off workers, it comes at the worst possible time. Just before the holidays. A time when many who have children will have to cut back this Christmas. There will be little joy for those who lost their jobs these holidays.</p>
<p>If you’ve lived through a corporate “downsizing,” you know that anxiety runs high. No matter how often the boss has assured you that you will be kept on, you’re never sure about your future. Should you start looking for a new job now, or wait? Does the boss know what lies ahead, or might he be on the corporate chopping block? There is no job security once layoffs begin.</p>
<p>But there is much more to our collective angst this year than at any time in our memory. These corporate cutbacks are merely reflecting a more significant issue, an issue that is nationwide.</p>
<p>Our country is headed in the wrong direction. That is a sentiment shared by three-quarters of us. And we’ve felt that way for a couple of years. Producers know that the country should be operating better. Yes, there were all difficulties associated with the Pandemic. But those are now behind us.</p>
<p>Today recovery should be well underway. But it’s not. Despite all the trillions of dollars pumped into the system, our standard of living is falling. Each day inflation marches on; real income is declining. Gasoline, food, and shelter costs accelerate in real-time, but a salary rise comes annually. Corporate raises will arrive at the end of the year and likely come nowhere near the level of inflation we’ve already experienced.</p>
<p>Producers see all of this.</p>
<p>Producers also know that many, perhaps most, of our problems come from Washington. We see that a feeble old man has his bony fingers on the nation’s tiller, steering us straight for the shoals. He, and those who surround him, have a policy of austerity. In their eyes, less is better, and fewer is preferred. We should use less heat this winter, drive smaller, preferably electric vehicles, and eat vegan. And the less we consume, the better. From this perspective, we are the problem. Our destiny is to have shortages and wants. And they’ve pushed us in that direction.</p>
<p>However, these leaders told us last week that we could change everything. By walking into our voting booth, we could make our voices heard. We, the people, could take this country in a new direction that our leaders were indeed subject to the will of the people.</p>
<p>That didn’t happen. Counting votes has become a haze of computational complexity and slow-walking results. So that the incumbents in Washington get the results they want, it’s the complete inversion of the principal and values that the country’s founders intended. But there it is—today’s reality.</p>
<p>It’s the reason the word I hear most often from Producers today is: depression. And I’m afraid that’s where we’re headed.</p>
