دبي، الإمارات العربية المتحدة، الثلاثاء 1 يوليو 2025:
أفادت شركة “دبليو كابيتال”، الوساطة العقارية التي تتخذ دبي مقرا لها، بأن السوق العقاري في إمارة دبي سجل مبيعات استثنائية خلال النصف الأول من العام الجاري هي الأعلى الإطلاق بقيمة تجاوزت 326 مليار درهم، في ظل استمرار الزخم الكبير وارتفاع مستويات الطلب المحلي والأجنبي.
واستندت الشركة في رصدها إلى بيانات رسمية صادرة عن دائرة الأراضي والأملاك في دبي، والتي أظهرت استمرار الأرقام القوية للمبيعات والتي بلغت 326.64 مليار درهم في النصف الأول من العام، مقارنة بـ 233 مليار درهم تم تسجيلها خلال النصف الأول من عام 2024 بارتفاع نسبته 40%، ولكن بزيادة ملحوظة وصلت 82% عن مبيعات النصف الأول من عام 2023 التي بلغت 179.5 مليار درهم.
وسجلت السوق 98.462 ألف صفقة بيع خلال الفترة الممتدة من يناير وحتى نهاية يونيو 2025، مقارنة بـ 80.230 ألف صفقة في الفترة ذاتها من العام الماضي بارتفاع سنوي 22.7%، ما يعكس زيادة واضحة في حجم النشاط العقاري ونمو الطلب.
وبلغت قيمة إجمالي التصرفات العقارية (بما في ذلك المبيعات، والرهون، والهبات) خلال النصف الأول من العام أكثر من 431.1 مليار درهم من خلال تنفيذ 123.34 ألف صفقة، فيما سجلت الرهون العقارية نحو 83.15 مليار درهم عبر 20.276 ألف صفقة، وبلغت قيمة الهبات حوالي 21.38 مليار درهم من خلال تنفيذ أكثر من 4605 معاملة.
مبيعات الربع الثاني 2025 
كما سجل القطاع العقاري في دبي أيضًا أعلى مبيعات فصلية تاريخيا خلال الربع الثاني من العام الحالي بقيمة 184 مليار درهم بزيادة 47.7% مقارنة بمبيعات نفس الفترة من العام الماضي والبالغة 124.5 مليار درهم.
مبيعات يونيو
كما سجل القطاع العقاري رابع أعلى أداء شهري له في تاريخ السوق من حيث المبيعات في يونيو، وذلك بعد تسجيل ما قيمته 54.21 مليار درهم، وهي الأكبر للشهر ذاته وبنمو بلغ 20.7% مقارنة بنحو 44.90 مليار درهم المسجلة في يونيو 2024.
وتأتي مبيعات يونيو رغم عطلة عيد الأضحى بعد الحاجز التاريخي الشهري المسجل في مايو الماضي بقيمة 67.55 مليار درهم، وهي المبيعات الأعلى شهريا على الإطلاق.
وفي تعليقه على هذه النتائج، قال وليد الزرعوني، رئيس مجلس إدارة شركة “دبليو كابيتال للوساطة العقارية”: الأداء القوي لسوق العقارات في دبي خلال النصف الأول من 2025 يعكس استمرارية الزخم الإيجابي الذي شهده القطاع في السنوات الماضية، ويؤكد جاذبية الإمارة للاستثمار العقاري على المستويين الإقليمي والدولي”.
وأضاف الزرعوني: “الطلب لا يزال غير مسبوق من داخل الدولة وخارجها، مدفوعًا بعوامل عديدة، أبرزها الاستقرار الاقتصادي، والبنية التحتية المتطورة، وتنوع خيارات التملك، إلى جانب العوائد الإيجارية المرتفعة مقارنة بالأسواق العالمية الأخرى”.
كما أشار إلى أن دبي تواصل ترسيخ مكانتها كواحدة من أكثر أسواق العقارات تطورًا وتنافسية على مستوى العالم، مدفوعة بالسياسات الحكومية المرنة، والمبادرات المحفزة التي تستهدف جذب رؤوس الأموال والمستثمرين من مختلف أنحاء العالم.
وشهد السوق العقاري نموًا ملحوظًا في مختلف القطاعات، بما في ذلك الوحدات السكنية الفاخرة والمشروعات قيد الإنشاء، مع ارتفاع ملحوظ في قيمة الصفقات وعددها مقارنة بالفترة ذاتها من العام الماضي. وأظهرت البيانات زيادة الطلب على العقارات الفاخرة والفلل، لا سيما في المناطق الساحلية والمجتمعات المتكاملة، مما يعكس توجه المستثمرين نحو الأصول العقارية عالية الجودة والمواقع الاستراتيجية، وفق ما ذكره الزرعوني.
وتوقع الزرعوني أن يشهد النصف الثاني من عام 2025 مزيدًا من النمو في السوق، مدعومًا بالطلب المستمر من المستثمرين الدوليين والمقيمين الجدد، إلى جانب إطلاق عدد من المشاريع الكبرى التي ستضيف المزيد من التنوع إلى المعروض العقاري. كما أن استمرار معدلات الفائدة عند مستويات مستقرة، وتوسع برامج الإقامة طويلة الأمد، سيشكلان عوامل داعمة لاستمرار الزخم الإيجابي في السوق.

W Capital ,Dubai’s leading real estate brokerage , announced that the emirate’s real estate market recorded exceptional sales during the first half of this year, exceeding AED 326 billion, amid continued strong momentum and high levels of local and foreign demand.
The company’s findings depended on official data issued by the Dubai Land Department, which showed continued strong sales figures, reaching AED 326.64 billion in the first half of the year. This compares to AED 233 billion recorded during the first half of 2024, a 40% increase, but also a significant increase of 82% over sales in the first half of 2023, which amounted to AED 179.5 billion.
The market recorded 98,462 sales transactions during the period from January to the end of June 2025, compared to 80,230 transactions during the same period last year, representing a 22.7% annual increase, reflecting a clear increase in the volume of real estate activity and growing demand. The total value of real estate transactions (including sales, mortgages, and grants) during the first half of the year reached more than AED 431.1 billion, through 123,340 transactions.
 Mortgages reached approximately AED 83.15 billion across 20,276 transactions, while grants reached approximately AED 21.38 billion through more than 4,605 transactions.
Q2 2025 Sales
Dubai’s real estate sector also recorded its highest-ever quarterly sales during the second quarter of this year, at AED 184 billion, a 47.7% increase compared to sales during the same period last year, which amounted to AED 124.5 billion.
 June Sales
The real estate sector also recorded its fourth-highest monthly performance in the market’s history in terms of sales in June, reaching AED 54.21 billion, the highest for the same month, a 20.7% increase compared to AED 44.90 billion recorded in June 2024.
June sales, despite the Eid al-Adha holiday, exceed the all-time monthly record of AED 67.55 billion recorded in May, the highest monthly sales ever.
“The strong performance of Dubai’s real estate market during the first half of 2025 reflects the continued positive momentum witnessed in the sector in recent years and confirms the emirate’s attractiveness for real estate investment at the regional and international levels,” said Walid Al Zarooni, CEO of W Capital.
“Demand remains unprecedented from within and outside the country, driven by several factors, most notably economic stability, advanced infrastructure, and a variety of ownership options, in addition to high rental returns compared to other global markets,” Al Zarooni added.
He also noted that Dubai continues to consolidate its position as one of the most advanced and competitive real estate markets in the world, driven by flexible government policies and stimulating initiatives aimed at attracting capital and investors from around the world.
The real estate market witnessed remarkable growth across various sectors, including luxury residential units and projects under construction, with a significant increase in the value and number of transactions compared to the same period last year. The DLD data showed increased demand for luxury properties and villas, particularly in coastal areas and communities, reflecting investors’ focus on high-quality real estate assets and strategic locations, according to Al Zarooni.
He expects the second half of 2025 to witness further market growth, supported by continued demand from international investors and new residents, along with the launch of a number of major projects that will add further diversity to the real estate supply. Stable interest rates and the expansion of long-term residency programs will also support continued positive market momentum.

Yes, adult ADHD is real, often misunderstood, and increasingly recognised in the UAE as a condition that deserves attention, diagnosis and support.
While Attention Deficit Hyperactivity Disorder (ADHD) is typically associated with children, it does not simply disappear in adulthood. In fact, many adults in the UAE are only now receiving diagnoses for symptoms they have struggled with for years such as chronic disorganisation, impulsivity, difficulty focusing and emotional dysregulation. Left unaddressed, these symptoms can disrupt relationships, careers and mental health.

Javier Hidalgo, CEO of Globalia, welcomed the agreement announced between <a href="https://www.aireuropa.com/es/en/home" target="_blank" rel="noopener">Air Europa</a> and Etihad Airways, which will link Madrid with Abu Dhabi through a codeshare partnership. According to Hidalgo, this is “a strategic milestone that not only improves connectivity between critical regions, but also places Spain at the heart of the global aviation map.”
Through this alliance, Air Europa will offer its passengers new connections to the Middle East, India, Asia and Oceania via Etihad-operated flights. At the same time, the Emirati airline will market Air Europa-operated routes to Latin America, enhancing a more integrated global network.
